The owner of a hotel property had to contend with the ramifications of the former owner’s agreement to lease property to the adjacent gas station owner to place a pole sign. After a dispute with the gas station owner, it sought coverage from the title insurer. The insurer denied the claim because the sign violated a city code prohibiting off-site signs, and the owner sued.
