Environmental and construction consulting firm Partner Engineering and Science, Inc. announced on June 4 the release of the latest version of its land title survey guide, a resource designed to help commercial real estate (CRE) professionals understand and apply the latest industry standards, including those set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).
The 2026 Guide to ALTA/NSPS Land Title Surveys, the guide’s fourth iteration, represents Partner’s ongoing efforts to educate the market on physical asset risk management and evolving alongside industry standards. The resource is particularly geared toward the needs of attorneys, lenders, investors, developers and other CRE stakeholders who rely on accurate land title surveys to support transactions and manage risk.
The guide offers essential information about the updated 2026 ALTA/NSPS Minimum Standard Detail Requirements, which went into effect on Feb. 23 and covers all new ALTA/NSPS land title surveys. These standards, set by ALTA and NSPS, aim to standardize quality, accuracy and documentation in CRE transactions.
ALTA/NSPS land title surveys aid in defining property boundaries, identifying easements and encroachments, while also assisting title insurance underwriting as well as lender due diligence. The 2026 guide highlights key updates relevant to surveyors, lenders, attorneys and property owners, such as responsibilities for record research, noting existing monumentation and alternative surveying methods. It also includes Optional Item 20, which summarizes possible encroachments. These changes are meant to enhance clarity, minimize risks and align expectations for everyone involved in a transaction.
According to a press release from Partners, the guide is intended to simplify technical standards into practical advice and provide essential information on the purpose, scope and terminology of the ALTA/NSPS land title survey process.
